Privacy Policy

1. What we collect

• Inquiry and booking forms: your name, email and/or WhatsApp number, move-in date, length of stay, budget, room preference, gender (only to match you with women-only or mixed houses), how you found us, and anything you write in your message.
• Newsletter: your email address and language, only if you tick the opt-in box.
• If you become a tenant: the details needed for your lease and residence paperwork — name, contact details, nationality, passport or Alien Registration Card (ARC) number, move-in/move-out dates, rent and deposit payments.
• Automatically: pages visited, device and browser type, approximate location from your IP address, and anonymised interaction recordings (see section 4).

2. Why we use it

The legal bases are your consent (forms, newsletter), performing a contract with you (tenancy), and our legal obligations (tax and residence records). We never sell your information.

• To answer your inquiry, suggest rooms, and follow up about your request (up to two reminders).
• To prepare and manage your lease, collect rent and return your deposit, and issue residence documents you ask for (e.g. for your ARC registration).
• To send the newsletter, if you opted in — every email has a one-click unsubscribe link.
• To keep the site secure, prevent spam and abuse, and understand which pages help visitors.

3. Who processes it for us

We use these service providers. Some store data outside Korea (mainly in the United States); by submitting a form you consent to this transfer under PIPA Art. 28-8.

• Supabase Inc. (USA) — database and file storage.
• Vercel Inc. (USA) — website hosting and privacy-friendly visit statistics.
• Google LLC (USA) — email (Google Workspace), documents, and Gemini AI to help draft our replies to your message.
• Resend (USA) — sending our emails to you.
• Notion Labs Inc. (USA) — our internal inquiry tracker.
• Microsoft Corporation (USA) — Clarity website analytics.
• Cloudflare Inc. (USA) — spam protection on our forms.

4. Cookies and analytics

We use Microsoft Clarity and Vercel Analytics to see how visitors use the site. Clarity records clicks and scrolling as anonymised session replays; form fields are masked. You can block these with your browser’s tracking protection or an ad blocker — the site works the same without them. Our login cookies are only used on the owner dashboard.

5. How long we keep it

• Inquiries: up to 3 years after our last contact, then deleted — sooner if you ask.
• Newsletter: until you unsubscribe.
• Tenancy and payment records: 5 years after the lease ends, as Korean tax law requires.
• Passport/ARC numbers: only as long as needed for the paperwork you requested, and never shared publicly.

6. Your rights

You can ask to see, correct, delete, or stop the processing of your personal information, and withdraw consent at any time, by emailing hello@sharedhomies.com. We reply within 10 days. You can also contact the Personal Information Infringement Report Center (privacy.kisa.or.kr, ☎ 118) or the Personal Information Dispute Mediation Committee (kopico.go.kr, ☎ 1833-6972).

7. Security

Access to personal information is limited to the owner, protected by two-factor authentication, encrypted in transit, and logged. Door codes and Wi-Fi details are only shown to current tenants through a private link that expires when they move out.
