Hongdae is the transport answer. If you are going to be moving around Seoul constantly, or flying in and out, no other address we rent comes close.

It works particularly well if you:

• fly often. Hongik Univ. Station is on the AREX line, so Incheon Airport is a direct train. The 6002 airport bus also stops right outside. Arriving in a new country with two suitcases and no transfers is worth more than it sounds.
• study at Hongik, Yonsei, Sogang or Ewha. Hongik is an 8-minute walk; the rest of the Sinchon cluster is a short ride.
• want Line 2. The loop line reaches Gangnam, Jamsil, Sinchon and City Hall without a transfer, which quietly removes most of the annoyance from commuting in Seoul.
• like being out. Cafés, live music, the Gyeongui Line Forest park three minutes away, and the Han River at Mangwon a 14-minute walk.

Hongik Univ. Station is three minutes from the house and carries three services: Line 2, the Gyeongui–Jungang line, and AREX. Hapjeong (Lines 2 and 6) is ten minutes on foot as a second option.

Hongdae sits in the upper-middle of our range. The premium is for the station, not the square metres — the connectivity here is genuinely unusual, and the market prices it accordingly.

Same terms as everywhere:

• Deposit is one month’s rent, no key money, no agency fee.
• No Korean guarantor and no ARC needed at signing, on an English contract.
• Utilities shared and metered.

If your budget is tight and you study in Sinchon, look at Muak as well before deciding — it is a bus ride from the same campuses at our lowest rents, and the pages sit side by side for a reason.

It is loud. Hongdae is a nightlife district and the weekend runs very late. Buskers, bars and crowds are the neighbourhood’s whole personality — wonderful at 22:00, less so at 04:00 on a work night.

We only have one house here. That means a handful of rooms, and when they are taken, they are taken. If Hongdae is non-negotiable for you, get on the list early; if it is a preference, keep Muak and Itaewon open as alternatives.

Crowds are constant, not occasional. The main streets are busy most evenings, not just weekends. The residential blocks a few minutes back are considerably calmer, which is where the house is — but you will walk through the busy part to get anywhere.
