Muak is the value answer. If your priority is keeping rent down without moving to the far edge of the city or into a windowless room, this is the trade we would point you at first.

It works particularly well if you:

• study in Sinchon. Yonsei, Ewha, Sogang and Hongik are all a single bus ride away — roughly 12 to 18 minutes on the 704 or 153. Students routinely pay noticeably more to live one stop closer and gain very little.
• run or hike. The Hongje Stream path starts about five minutes from the houses and runs for kilometres with no road crossings. The Inwangsan trailhead is a 15-minute walk, and Ansan Jarak-gil is a flat forest loop 20 minutes out.
• want quiet. No nightlife strip, no tour buses, no 3am noise. These are ordinary residential blocks where people live and sleep.
• actually want to be in Korea. Hongje Traditional Market, neighbourhood restaurants, ordinary shops. Your Korean will improve here whether you planned it or not.

Line 3 runs through this corridor at Hongje and Muakjae, and Line 3 is a useful line — it goes straight down through Gyeongbokgung, Jongno 3-ga and on to Apgujeong and the south side without a transfer.

The honest part: the walk from the houses to either station is 15 to 22 minutes. Most residents take a bus for one or two stops instead, or walk it and treat it as the day’s exercise. The 704 and 153 blue buses stop about two minutes from the houses and are the real workhorse here.

Muak has the lowest rents in our portfolio, and the gap versus the Yongsan neighbourhoods is large enough to change what you can afford — often the difference between a small room and a large one for the same monthly outlay. The live band above reflects what is actually open.

The fixed terms are the same everywhere we operate:

• Deposit is one month’s rent. No key money, no agency fee.
• No Korean guarantor and no ARC needed to sign, on an English contract.
• Utilities shared and metered.

For students in particular the arithmetic is worth doing properly: the rent saved by living in Muak rather than beside campus generally exceeds a year of transport costs several times over, and the commute is a bus ride rather than a subway transfer.

The station walk is long, and there is a hill in it. Fifteen to twenty-two minutes is not a rounding error — it is a real part of your day, twice. If you are someone who needs a station within five minutes, believe yourself now rather than after you move.

Less English. This is a Korean residential neighbourhood, not an international one. Menus, signs and shopkeepers will mostly be in Korean. Plenty of people find that is exactly what they wanted; some find it isolating in month one, especially arriving alone.

Quiet means quiet. The last restaurants close early and there is no late-night strip. What is here instead is the mountain, the stream path and the market.
